About Hebbal

Hebbal is a popular neighbourhood in Bangalore that runs alongside Bellary Road. It is in the same neighbourhood as Thanisandra, RT Nagar, and Nagawara. It is well known for its green cover and the Hebbal Lake. It is very effectively connected to various parts of the city through several flyovers that link the Airport Road and the Outer Ring Road, which are part of National Highway 44. The Hebbal pin code is 560032.

Up until a few years ago, Hebbal used to be the northernmost point of Bangalore and the end of the municipal corporation limits. With the boom in the Information Technology sector in the city, Hebbal Bangalore witnessed massive growth. It is now nearly the heart of the city. It can be said to be one of the oldest inhabited areas of the city. Most of the main roads that lead to the international airport of Bangalore interlink here.

As the Hebbal map shows you, the area is home to several smaller sub-localities. All of them are interconnected and, in turn, well-connected to the rest of the city. The people here come from a multicultural background, with almost all religions and faiths being represented here. Lots of people are employed in the IT corridor of the city, with lots of salaried professionals working at other companies. The rest of the demographics are made up of small and large business owners and self-employed people.

Hebbal is a good locality to live in. It is calm and peaceful. Roads are generally in good condition. Traffic can be a bit of a hassle near the Hebbal flyover, especially during peak hours.

I have been living in Hebbal for a few months now. It’s been great so far. The area is quiet and clean. I get all the essentials nearby - hospitals, schools, and shopping malls.

Hebbal is very convenient for families. The schools and hospitals are top-notch, and there are a few nice restaurants around.

I’ve been here for a few years, and it’s definitely a nice place to live. It’s much quieter than other areas. You have easy access to everything you need. Just wish traffic around wasn’t as bad sometimes.

Hebbal is a peaceful locality. It’s not too noisy, and there’s lots of greenery around. Plus, it’s well-connected to other parts of the city.

Living in Hebbal has its perks - good schools, nearby shops, and some really good restaurants. It’s also near tech parks, so it’s great for professionals. But the traffic can be a pain at times, especially around the lake.

Built our house here long back when it was still quiet and green. Now it’s turned into a hotspot! Thankfully, the area is still clean and well-maintained. Hebbal Lake gives a nice charm to the place. The flyover makes travel easier, but traffic below can get jammed. Overall, very livable and good neighbourhood feeling.

I’ve been renting a 1BHK in Hebbal for the past 9 months. What works for me is how close it is to Manyata Tech Park, takes me just 15 minutes even during rush hour. Hebbal flyover gets crowded, but otherwise, travel is smooth. There are lots of cafes and juice shops around. The area feels safe, even when I come back late after office.

Hebbal felt like a safe and steady investment. I wanted a 2BHK near tech parks that I could rent out. It's well-connected, and even during site visits, I saw a lot of working professionals moving in. Clean surroundings and solid civic amenities. The lake area adds a lifestyle angle too.

We moved here for work and ended up buying a flat. The area is lively but not too noisy. There's Hebbal Lake for weekend walks, and the flyover connects easily to airport or Yeshwantpur side. The crowd is mostly working folks, and we have a good residents’ association. A bit of dust due to nearby construction, but manageable.

Living in Hebbal makes sense if you’re working around North Bangalore. It’s developing fast and still has that balance between calm and city life. My place is close to the outer ring road, so I can reach other areas quickly. Good medical facilities around.

Got offer in Electronic City but staying in Hebbal, anyone doing this 2 hr journey daily?

Got a job offer in Electronic City but I own a flat in Hebbal. The Google Maps estimate of 1 hr 45 mins to 2 hrs each way is terrifying. I want to know is anyone actually doing the Hebbal to Electronic City commute daily? What mode of transport? Is the NICE Road route a good idea? Or is this genuinely an impossible commute and I should stop trying to make it work?

Hebbal school fees touching Rs 2-3 lakh per year, any affordable options left for middle-class families?

Top schools around Hebbal now charge 2-3 lakh a year, and that is before bus, books, uniform and activity fees. For a normal salaried family with two kids, this is a huge burden. Are these big private schools really worth it, or are there good CBSE and ICSE options nearby that don't drain your savings? Parents, please share affordable schools and your actual yearly cost.

What is the real Hebbal to airport travel time?

Hebbal to airport is barely 22-26 km, should be quick na? But somehow it never is. Off-peak I manage 50-60 mins, but peak hours easily cross 90. That Hebbal flyover plus the metro work is just killing it. So tell me, what is your actual travel time these days, and which route do you take? Trying to figure out how early to leave.

Hebbal rent or buy, what makes more sense financially in 2026?

Hebbal rents and property prices have both increased a lot in the last few years, especially near Manyata Tech Park and upcoming metro areas. Now many people are confused whether paying 35-50k rent every month is better or buying a flat with high EMI makes more sense. Some feel renting gives more flexibility, while others believe property prices will increase further. At current rates, what is actually the smarter financial decision in Hebbal, renting or buying?

Will dropping the Hebbal Metro Depot plan affect future metro connectivity in North Bengaluru?

Will this affect future metro connectivity in North Bengaluru or delay upcoming lines towards Airport side, Nagawara, and Thanisandra? People staying in these areas, how are you seeing this change and its impact on daily travel in the coming years?

Hebbal to Sarjapur daily is killing me, anyone found a route that actually works?

Hebbal to Sarjapur is honestly one of the worst commutes in Bangalore. ORR is jammed from 8 am itself, Hennur to Bellandur takes 1.5 hrs easily, and reverse evening journey is even worse. Some folks are using the Banaswadi suburban train hack to reach Carmelaram in 1 hr 20 mins. Red Line metro is only coming by 2030. How are you all surviving this daily? Any actual working routes?

Cost of living in Hebbal, what is your real monthly spend?

Few years back Hebbal was the cheap option in north Bangalore..now 3 bhks are more than 55k, flat rates are around 7000 per sq ft, and the Manyata office crowd has pushed everything up..some say it is the new Indiranagar, some say inner lanes and Thanisandra side still have decent rates. What is your real monthly cost in Hebbal? Rent, food, fuel, EMIs. Share it all.

Did the new Hebbal flyover actually reduce traffic or just shift the bottleneck somewhere else?

The new Hebbal flyover was inaugurated with so much expectation, but the ground reality of commuting through Hebbal seems mixed. Some commuters report faster airport-bound travel, while others say the bottleneck has just moved to the Esteem Mall junction or the merge point near Manyata. If you regularly drive through Hebbal, what has been your actual experience post flyover? Has your Hebbal to Airport or Hebbal to City commute time genuinely reduced? Share your before-and-after comparison.

There's another layer nobody is talking about...BBMP wants the Hebbal site for the tunnel road project entrance. So it's not just builders, it's also BBMP itself competing for the same land with BMRCL...two civic bodies fighting over the same plot, neither wants to compromise, and the citizen loses both options.

If you are buying veggies from supermarkets near the flyover, you are getting completely scammed. Take a 10 min ride to the Hebbal Kempapura local Friday market..the produce is way fresher, and your weekly veggie bill drops from 800 to like 300 easily😉😉😉

The Sahakara Nagar Sunday market is where the cost actually drops...Goes from 6 am to 11 am, vendors come direct from Doddaballapur and Devanahalli farms....veg for the whole week at 60% of supermarket prices. I spend 600-700 there and it lasts 8 days easy. The Friday market near Hebbal also works but Sunday is fresher and bigger...but you need to wake up early and carry your own bags...worth it for 4-5k savings monthly!!!

its the worst but if u wanna save ur sanity and some time, there's a cheat code- Banaswadi to Carmelaram train! It takes barely 20 minutes on the actual train and completely bypasses the Marathahalli-Bellandur traffic😉😉

Train hack is real but limited...Banaswadi 9.50am Hosur passenger, you reach Carmelaram by 10:30-10:40, costs Rs. 30, Rs. 30 cab to office = Rs. 60 door to door. Catch is timings are fixed, miss the 9.50 and next one is hours later ⏰⏰⏰ works only if your office is okay with 10:30-11am start.

Share it all.

i recently moved slightly deeper into Thanisandra main road to escape the main flyover madness. Rent is 35k for 3 BHK standalone, fuel is around 6k because the office commute is short, and groceries take another 15k. If you stay on the main tech corridor it’s a wallet killer🙂 but the inner layouts still have massive value:)

Stop calling all of Hebbal expensive...I pay 32k for a 2 bhk in the inner lanes near Hebbal lake, 1.2 km from the main road...same building on main road is 48k. The 16k difference is literally a 5 min walk🚶🚶🚶people paying 55k+ are mostly in Brigade, Sobha, Prestige towers. Older builder floors in HBR side or near RT Nagar boundary still in the 28-35k bracket. Skip the gated dream and you save 2 lakhs a year easy...

The 30 min to 2 min headline is misleading 🙄🙄🙄🙄 that 2 min is for a specific 1 km service road stretch on a two-wheeler. End-to-end Yelahanka to MG Road, my time dropped 1 hr 20 min to 1hr, real saving = 20 min not 28. BBMP marketing dept working overtime..
